WHEREAS, on the 30th day of November, 2009, Monette S Ward, a single person, executed and delivered a certain Deed of Trust unto Don O. Rogers, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for The Citizens National Bank of Meridian, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Clarke County, Mississippi in Book 324 at Page 658 Instrument# 200804009; and
WHEREAS, on the 30th day of September, 2019, Mortgage Electronic Registration Systems, Inc. as nominee for The Citizens National Bank of Meridian, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 394 at Page 487 Instrument# 201902161; and; and
WHEREAS, on the 14th day of February, 2022 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in SUB Book 0004 at Page 294 Instrument# 202200340; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 4th day of August, 2022, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the West door (front of the Clarke County Courthouse) at Quitman, Mississippi, for cash to the highest bidder, the following described land and property situated in Clarke County, Mississippi, to-wit:
Beginning at a point on the North boundary line of the NW 1/4 of NW 1/4 of Section 5, Township 1 North, Range 17 East, Clarke County, Mississippi, on the West side of a branch and run thence West 70 yards, thence South 70 yards, thence East 70 yards, more or less, to the said branch, run thence in a Northerly direction with the West side of said branch 70 yards, more or less, to the point of beginning, containing 1 acre, more or less, and being situated in the NW 1/4 of NW 1/4 of Section 5, Township 1 North, Range 17 East, Clark County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
