NOTICE OF SUBSTITUTE TRUSTEE’S SALE

COUNTY OF CLARKE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated November 24, 2010, executed by TEDDY L WINDHAM and BETTY G WINDHAM conveying certain real property therein described for WALTER MORTGAGE COMPANY, LLC, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Clarke County, Mississippi filed and recorded December 10, 2010, in Deed Book 331, Page 690; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, for Mid-State Trust XI; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 13, 2024 within the lawful hours of sale between 11:00AM and 4:00PM at the West Front Door of the Clarke County Justice Court, 100 East Church Street, Quitman, MS 39355 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Clarke County, Mississippi, to wit:
COMMENCE AT A FOUND RAILROAD SPIKE AT THE INTERSECTION OF THE EAST LINE OF THE NE 1/4 OF THE NW 1/4 OF SECTION 14, T10N, R9W, CLARKE COUNTY, MISSISSIPPI WITH THE CENTERLINE OF COUNTY ROAD NUMBER 223 PAVED PUBLIC ROAD AND RUN NORTH FOR 243.46 FEET; THENCE RUN WEST FOR 46.21 FEET TO A 1/2" REBAR AND THE POINT OF BEGINNING.
FROM THE POINT OF BEGINNING RUN SOUTH 19 DEGREES 53 MINUTES 55 SECONDS WEST FOR 213.31 FEET TO A 1/2" REBAR ON THE NORTH MARGIN LINE OF COUNTY ROAD NUMBER 223 PAVED PUBLIC ROAD; THENCE RUN ON AND ALONG SAID MARGIN LINE NORTH 80 DEGREES 09 MINUTES 13 SECONDS WEST FOR 187.68 FEET TO A 1/2" REBAR; THENCE RUN NORTH 19 DEGREES 53 MINUTES 55 SECONDS EAST FOR 258.13 FEET TO A 1/2" REBAR; THENCE RUN SOUTH 66 DEGREES 22 MINUTES 07 SECONDS EAST FOR 185.19 FEET BACK TO THE POINT OF BEGINNING.
SAID PARCEL OF LAND IS PART OF THE NE 1/4 OF THE NW 1/4 OF SECTION 14, T10N, R9W, CLARKE COUNTY, MISSISSIPPI AND CONTAINS 1.00 ACRE, MORE OR LESS.

PROPERTY ADDRESS: The street address of the property is believed to be 311 COUNTRY ROAD 224, SHUBUTA, MS 39360. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
