WHEREAS, on October 28, 2021, Annette J. Thomas, executed a Deed of Trust dated October 28, 2021, in favor of Lillous Ann Shoemaker, trustee for Magnolia State Bank, a banking corporation existing pursuant to the laws of the state of Mississippi, the "Lender," beneficiary, which Deed of Trust was recorded November 8, 2021, as Instrument #202102170, Book DOT 408, page 972, of the land records of the Chancery Clerk's Office, at the Courthouse in and for Clarke County, Mississippi, at Quitman, Mississippi;
WHEREAS, on April 28, 2022, Annette J. Thomas, executed a Deed of Trust dated April 28, 2022, in favor of Lillous Ann Shoemaker, trustee for Magnolia State Bank, a banking corporation existing pursuant to the laws of the state of Mississippi, the "Lender," beneficiary, which Deed of Trust was recorded April 29, 2022, as Instrument #202200832, Book DOT 412, page 380, of the land records of the Chancery Clerk's Office, at the Courthouse in and for Clarke County, Mississippi, at Quitman, Mississippi;
WHEREAS default having been made in the payment of the indebtedness the payment of which is secured by said deeds of trust, said instruments containing the power of sale, and the said beneficiary having requested the undersigned so to do.
NOW, THEREFORE, notice is hereby given that on August 8, 2024, between the hours of 11:00 a.m. and 4:00 p.m. at the front door of the Clarke County Courthouse, located at 101 Archusa Avenue, Quitman, Mississippi, I, the undersigned trustee, will sell at public auction to the highest and best bidder for cash the following described real property located and situated in Clarke County, Mississippi:
W ½ of SW ¼, Section 5, Township 10 North, Range 8 West. Clarke County, Mississippi.
The sale will be made without covenant of warranty regarding title, possession, or encumbrances, for the purpose of paying the obligations secured by said deeds of trust, including fees, charges, and expenses of the trustee, sums, if any, extended during the term of said deeds of trust, interest thereon and all unpaid principal. I will convey only such title as is vested in me as trustee.
