TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 15th day of December, 2015, Melvin Moncrief and Diana Moncrief, executed a Deed of Trust in favor of Don O. Rogers, Trustee, to secure an indebtedness therein described in favor of The Citizens National Bank of Meridian, Mississippi, which Deed of Trust is recorded in Deed of Trust Book 368 beginning at page 378 among the records in the office of the Chancery Clerk of Clarke County, Mississippi; and,
WHEREAS, on the 16th day of December, 2020, Melvin Moncrief and Diana Moncrief, executed a Deed of Trust in favor of Don O. Rogers, Trustee, to secure an indebtedness therein described in favor of The Citizens National Bank of Meridian, which Deed of Trust is recorded in Deed of Trust Book 0402 beginning at page 716 among the records in the office of the chancery Clerk of Clarke County, Mississippi; and,
WHEREAS, default has been made in the payment of the indebtedness secured by said Deeds of Trust and the holder of the Notes and Deeds of Trust has requested the undersigned Trustee so to do, I will, on the 19th day of July, 2024, offer for sale at public outcry and sell during legal hours, being between the hours of 11:00 A.M. and 4:00 P.M., at the front door of the Clarke County Courthouse located at 101 Archusa Avenue in Quitman, Mississippi, for cash to the highest bidder, the following-described property lying and being situated in the County of Clarke, State of Mississippi, being more particularly described as follows, to-wit:
3 acres, more or less, described as commencing at the Northwest corner of Section 14, Township 4 North, Range 14 East, Clarke County, Mississippi, running thence East 2641.5 feet, running thence South 1322.4 feet, running thence East 284 feet to a point 30 feet East of the centerline of the Enterprise and Chunky public road, run thence South 1 degree 08 minutes West 215 feet, running thence South 2 degrees 46 minutes West 163 feet to a point, said point being the point of beginning of the property herein described, run thence East 308 feet to a point, running thence in a southerly direction 420 feet to a point 314.4 feet East of the East right of way line of said Enterprise and Chunky Road, running thence West 314.4 feet to the East right of way line of said public road, running thence in a northeasterly direction along the East right of way line of said road 420 feet, more or less, to the point of beginning, being a part of the Southwest 1/4 of the Northeast 1/4 of said Section 14, Township 4 North, Range 14 East, Clarke County, Mississippi.
I will convey only such title as is vested in me as Trustee.
