NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated September 21, 2006, executed by JIMMY C. MOSLEY and BEVERLY J MOSLEY conveying certain real property therein described to TRANSTAR NATIONAL TITLE, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR BANK OF BLUE VALLEY, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Clarke County, Mississippi filed and recorded October 2, 2006, in Deed Book 296, Page 104; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Loans Structured Transaction Trust, Series 2019-1; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 23, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the west door of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Clarke County, Mississippi, to wit:
COMMENCING AT A POINT WHERE THE WEST LINE OF THE NORTHWEST 1/4 OF NORTHWEST 1/4, SECTION 23, TOWNSHIP 1 NORTH, RANGE 14 EAST, CLARKE COUNTY, CITY OF VOSSBURG, MISSISSIPPI, INTERSECTS THE SOUTHERLY RIGHT OF WAY OF THE VOSSBURG-SHUBUTA PUBLIC ROAD, THENCE RUN IN A NORTHEASTERLY DIRECTION ALONG THE SOUTHERLY RIGHT OF WAY OF SAID ROAD FOR A DISTANCE OF 659 FEET TO THE POINT OF BEGINNING OF LAND HEREIN DESCRIBED, THENCE CONTINUE IN A NORTHEASTERLY DIRECTION ALONG AFORESAID PUBLIC ROAD FOR A DISTANCE OF 210 FEET, THENCE RUN SOUTH 18 DEGREES EAST FOR A DISTANCE OF 210 FEET, THENCE RUN IN A SOUTHWESTERLY DIRECTION PARALLEL WITH PUBLIC ROAD FOR A DISTANCE OF 210 FEET, THENCE RUN NORTH 18 DEGREES WEST FOR A DISTANCE OF 210 FEET TO THE POINT OF BEGINNING. CONTAINING ONE (1.0) ACRE, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 9565 COUNTY ROAD 250, VOSSBURG, MS 39366. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
