SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 1st day of December, 2022, BJ’s TIRE & SERVICE CENTER, LLC, executed a deed of trust to William C. Hammack, Trustee, for Great Southern Bank, which said Deed of Trust is recorded in Deed of Trust Book 416 at Page 206 in the office of the Chancery Clerk of Clarke County, Mississippi; and
WHEREAS, Robert M. Dreyfus, Jr. was appointed Substitute Trustee in the place and stead of William C. Hammack, and other named Substitute Trustees, in said Deed of Trust by instrument dated September 29, 2026, and recorded in Book 327 at Page 904; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW THEREFORE, I, Robert M. Dreyfus, Jr., Substitute Trustee in said deed of trust, will on the 12th day of November, 2026, offer for sale at public outcry, and sell within legal hours, (being between the hours of 11:00 A. M. and 4:00 P. M.) at the front door of the Clarke County Courthouse, Quitman, Clarke County, Mississippi, to the highest and best bidder for cash, the following described property lying and being situated in the County of Clarke, State of Mississippi to-wit:
Commence at the Northeast corner of Lot 9, (which is also the Northeast corner of the NE ¼ of the SE ¼ of Section 2, Township 2 North, Range 15 East, Choctaw Baseline, City of Quitman, Clarke County, Mississippi). Said point being located 89 degrees 57 minutes 05 seconds East a distance of 1,336.84 feet from a railroad spike found in the centerline of Sycamore Street; Said point being the apparent Northwest corner of Lot 9, (which is also the Northwest corner of the NE ¼ of the SE ¼ of Section 2, Township 2 North, Range 15 East, Choctaw Baseline, City of Quitman, Clarke County, Mississippi); From the above Northwest corner of Lot 9, run South a distance of 848.20 feet to a point; Thence run West a distance of 738.36 feet to an iron pin; Said point also being the Point of Beginning for the herein described parcel of land; Thence run West a distance of 208.43 feet to a mag nail in the East Right of Way of North Archusa Avenue (formerly U. S. Highway No. 45); Thence run North 00 degrees 28 minutes 37 seconds West along the said Right of Way a distance of 158.03 feet to a mag nail; Thence leaving the East Right of Way of North Archusa Avenue run North 89 degrees 31 minutes 37 seconds East a distance of 130.0 feet to an iron pin; Thence run North 00 degrees 28 minutes 23 seconds West a distance of 38.67 feet to a iron pin; Thence run North 89 degrees 31 minutes 23 seconds East a distance of 171.0 feet to an iron pin; Thence run South 00 degrees 28 minutes 37 seconds East a distance of 137.0 feet to an iron pin; Thence run South 88 degrees 52 minutes 46 seconds West a distance of 91.17 feet to an iron pin; Thence run South 00 degrees 50 minutes 31 seconds West a distance of 60.41 feet back to the point of beginning; said parcel of land is located in part of Lot 9, being in the NE ¼ of the SE ¼ of Section 2, Township 2 North, Range 15 East, Choctaw Baseline, City of Quitman, Clarke County, Mississippi and contains 1.123 acres, more or less and lying East of North Archusa Avenue.
I will convey only such title as is vested in me as Substitute Trustee.
