NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated April 24, 2014, executed by ROSIE D. DUNLAP conveying certain real property therein described to PLACER TITLE COMPANY, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR GENERATION MORTGAGE COMPANY, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Clarke County, Mississippi filed and recorded May 8, 2014, in Deed Book 356, Page 712, and re-recorded May 22, 2014, in Deed Book 357, Page 62; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Mortgage Assets Management, LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on April 2, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the west door of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Clarke County, Mississippi, to wit:
COMMENCING AT A POINT SITUATED 485.0 FEET SOUTH OF THE NORTHEAST CORNER OF THE NW 1/4 OF THE NW 1/4 OF SECTION 35, TOWNSHIP 4 NORTH, RANGE 15 EAST, CLARKE COUNTY, MISSISSIPPI, RUN THENCE SOUTH 64 DEGREES 43 MINUTES WEST 210.0 FEET, RUN THENCE SOUTH 210.0 FEET TO THE NORTHERLY RIGHT OF WAY LINE OF A PUBLIC ROAD, RUN THENCE IN AN EASTERLY DIRECTION ALONG THE SAID ROAD RIGHT OF WAY 210.0 FEET, RUN THENCE NORTH 210.0 FEET TO THE POINT OF BEGINNING, CONTAINING 1 ACRE, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 1087 COUNTY ROAD 343, STONEWALL, MS 39363. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
