SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on October 22, 1991, Christine N. Mancheck executed a certain Deed of Trust to Jerry D. Irby, Trustee for the use and benefit of United States of America, acting through the Farmers Home Administration, United States Department of Agriculture which Deed of Trust is of record in the office of the Chancery Clerk of Clarke County, Mississippi, on October 24, 1991, in DT Book 160, Page 512-516.
WHEREAS, United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on July 16, 2024 in Book 0004, in Page 411, as Document Number 202401189; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on May 21, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Clarke County in Quitman, Mississippi, to the highest and best bidder for cash the following described property situated in Clarke County, Mississippi, to wit:
TRACT I: Commencing at the Northeast corner of the SW 1/4 of the SW 1/4 of Section 32, Township 3 North, Range 16 East, and run West 407.36 feet to the Easterly right of way line of the Old Quitman-Energy Public Road, thence run South 32 degrees 17 minutes 39 seconds West along said right of way for 159.39 feet, thence run South 31 degrees 39 minutes 30 seconds West along said right of way line for 183.83 feet to the point of beginning, thence run South 30 degrees 22 minutes 49 seconds West along said right of way line for 224.84 feet, thence run South 20 degrees 33 minutes 17 seconds East 136.19 feet, thence North 47 degrees 14 minutes East 90.0 feet, thence South 22 degrees 52 minutes East 82.06 feet to the Northwesterly right of way line of Mississippi Highway No. 18, thence run North 48 degrees 26 minutes 20 seconds East along said right of way line for 34.75 feet, thence North 41 degrees 33 minutes 40 seconds West along right of way line for 25.0 feet, thence North 48 degrees 26 minutes 20 seconds East along right of way line for 185.0 feet, thence run North 46 degrees 22 minutes 16 seconds West 248.55 feet to the point of beginning, in the SW 1/4 of the SW 1/4 of Section 32, Township 3 North, Range 16 East.
TRACT II: Commencing at the Southwest corner of the SW 1/4 of the SW 1/4 of Section 32, Township 3 North, Range 16 East, and running North 42 degrees West 31 feet to the West right of way line of Mississippi State Highway No. 18, thence run North 48 degrees 30 minutes East 904 feet along the west right of way line of Mississippi State Highway No. 18 to the point of beginning of the land herein described, from said point of beginning run thence North 21 degrees West 80 feet, said point being marked by the corner of a fence, run thence in a Northeasterly direction 90 feet, the first 62 feet being along a fence, to a point, run thence South 21 degrees East to the West right of way line of Mississippi State Highway No. 18, thence run West along the West right of way line of Mississippi State Highway No. 18 to the point of beginning, being a part of the SW 1/4 of the SW 1/4 of Section 32, Township 3 North, Range 16 East, Clarke County, Mississippi
