SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on November 15, 1984, Joyce M. Horne, a single person executed a certain Deed of Trust to Billy L. Smith, Trustee for the use and benefit of United States of America, acting through the Farmers Home Administration, United States Department of Agriculture which Deed of Trust is of record in the office of the Chancery Clerk of Clarke County, Mississippi, on November 16, 1984, in DT Book 123, Page 62-65.
WHEREAS, United States of America acting through the United States Department of Agriculture Rural Housing Service (RHS), formerly Farmers Home Administration, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on August 5, 2024 in Book 0004, in Page 413, as Document Number 202401293; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, United States of America acting through the United States Department of Agriculture Rural Housing Service (RHS), formerly Farmers Home Administration, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on July 31, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Clarke County in Quitman, Mississippi, to the highest and best bidder for cash the following described property situated in Clarke County, Mississippi, to wit:
Commencing at a point situated where the East line of the NW¼ of the SE¼ of Section 3, Township 1 North, Range 15 East, Clarke County, Mississippi, and the Southerly line of the Shanks Public Road intersects and from said point run thence South 80° 00' West along said road for 210.0 feet to the point of beginning of the lot to be described and conveyed, from said point of beginning run thence South 80° 00' West along said road for 30.52 feet, run thence South 420.00 feet, run thence North 80° 00' East for 240.52 feet, run thence North for 210.0 feet, run thence South 80° 00' West for 210.0 feet, run thence North 210.0 feet, to the point of beginning
