SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 15, 2022, Lammorrios Welch, a single man executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Rocket Mortgage, LLC, its successors and assigns, which deed of trust was recorded on June 17, 2022, as Instrument No. 202201168, in Book 413, Page 208, in the office of the Chancery Clerk of Clarke County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to Rocket Mortgage, LLC f/k/a Quicken Loans, LLC by assignment recorded in Book 428, Page 745 as Instrument No. 202500855 in the office of the Chancery Clerk of Clarke County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded June 24, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 202501485 in Book 0004, Page 457 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Rocket Mortgage, LLC f/k/a Quicken Loans, LLC, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale;
THEREFORE, on July 31, 2025, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the West door of the Clarke County Courthouse in Quitman, Mississippi, the following described land, property and improvements lying and being situate in Clarke County, Mississippi, to-wit:
Commencing at the NE corner of the SE 1/4 of NW 1/4 of Section 3, Township 2 North, Range 17 East, and run North 258.20 feet, run thence West 918.30 feet to the point of beginning of the land herein described. From said point of beginning, run thence South 22 degrees 25 minutes East 314.46 feet, run thence South 57 degrees 35 minutes West 138.70 feet, run thence North 22 degrees 25 minutes West 314.46 feet, run thence North 57 degrees 35 minutes East 138.70 feet to the point of beginning, containing one (1) acre, more or less, and situated and being in the SE 1/4 of NW 1/4 and in the NE 1/4 of NW 1/4 of said Section 3, Township 2 North, Range 17 East.
AND
Commence at a 1/2 inch iron pin marking the Northeast corner of the SE 1/4 of the NW 1/4 of Section 3, Township 2 North, Range 17 East, Clarke County, Mississippi, thence run South 84 degrees 00 minutes 46 seconds West a distance of 785.60 feet to a 1/2 inch iron pin being the point of beginning. Thence North 18 degrees 53 minutes 43 seconds West a distance of 51.83 feet to a 1/2 inch iron pin, thence South 57 degrees 31 minutes 35 seconds West a distance of 138.71 feet to a 1/2 inch iron pin thence North 22 degrees 23 minutes 59 seconds West a distance of 314.58 feet to a 1/2 inch iron pin; thence South 7 degrees 20 minutes 27 seconds West a distance of 304.56 feet to a 1/2 inch iron pin, thence South 18 degrees 30 minutes 03 seconds East, a distance of 202.79 feet to a 1/2 inch iron pin, thence North 44 degrees 54 minutes 33 seconds East a distance of 323.30 feet to the point of beginning. Said parcel of land is located in the S 1/2 of the NE 1/4 of the NW 1/4 and the N 1/2 of the SE 1/4 of the NW 1/4 of Section 3. Township 2 North, Range 17 East, Clarke County, Mississippi and contains 1.27 acres, more or less.
I WILL CONVEY only such title as is vested in the Substitute Trustee.
