SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 28, 2023, GEMS IT Computer Consultant Agency, LLC, executed a Deed of Trust to George R. Culpepper, Trustee for the use and benefit of The Christine C. Turner Living Trust dated February 4, 2015, which Deed of Trust is recorded in Book 419 at Page 365 et seq and being instrument no 202301190 thereof, in the office of the Chancery Clerk of Clarke County, Mississippi, at Quitman, Mississippi; and
WHEREAS, said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named in said Deed of Trust and The Christine C. Turner Living Trust dated February 4, 2015, pursuant to said Deed of Trust, substituted John G. Compton as Trustee by written instrument dated August 26, 2025 and duly recorded in Book SUB0004 at Page 473 and being instrument no. 202502106 thereof in the office of the Chancery Clerk of Clarke County, Mississippi; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set out in the Deed of Trust and the said Substitute Trustee having been requested and directed by said The Christine C. Turner Living Trust dated February 4, 2015, to execute the trust; and in strict accordance with the Deed of Trust aforesaid and the laws of the State of Mississippi, the dates for publication of this Notice of Substitute Trustee's Sale in The Clarke County Tribune, a newspaper published in the City of Quitman, Clarke County, Mississippi, having been set at the following, to-wit: the 4th day of September, 2025; the 11th day of September, 2025; the 18th day of September, 2025; and the 25th day of September, 2025. I will on the 2nd day of October, 2025, during the legal hours, at the west door of the Clarke County Courthouse in Quitman, Mississippi, offer for sale, at public auction and sell to the highest and best bidder for cash, the following described property situated in the County of Clarke, State of Mississippi, and more particularly described as follows, to-wit:
Commence at the Southeast corner of Southwest 1/4 of Southeast 1/4 of Section 31, Township 4 North, Range 15 East, and run North 286.4 feet to right of way line of G.M.&O Railroad, thence run North 32 degrees 52 minutes West 419.6 feet, thence run South 68 degrees 07 minutes West 386.0 feet to the point of beginning; thence run North 24 degrees 00 minutes West 126.0 feet, then South 66 degrees 58 minutes West 50.0 feet, then South 138.5 feet, then North 66 degrees 10 minutes East 106.32 feet to the point of beginning in the Southwest 1/4 of Southeast 1/4 of Section 31, Township 4 North, Range 15 East, Clarke County, Mississippi. Tax parcel No. 043d-31-04-003.00 PPIN 003072.
Title to said property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
