SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF CLARKE
WHEREAS, on the 9th day of September, 2016, Jacob Austin Pruett aka Jacob A. Pruett, Unmarried, executed and delivered a certain Deed of Trust unto W. Stewart Robison, Trustee for Ditech Financial, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Clarke County, Mississippi in Book 373 at Page 524 Instrument# 201602028; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to US Bank, N.A., successor in interest to Wachovia Bank, NA, formerly known as First Union National Bank as Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 374 at Page 947 Instrument# 201602321; and
WHEREAS, on the 4th day of August, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 0004 at Page 468 Instrument# 202501878; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 18th day of September, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the West door (front of the Clarke County Courthouse) at Quitman, Mississippi, for cash to the highest bidder, the following described land and property situated in Clarke County, Mississippi, to-wit:
Start at the NE corner of the SE 1/4 of the SW 1/4 of S8, T3N, R16E, Clarke County, Mississippi, and run thence S, 882.47 feet; thence W, 145.40 feet to a point a the W ROW line of CR 146, said point being the POB: Thence run Southwesterly along the W ROW Line of CR 146 as follows: S 23 degrees 30' 48” W, 149.82 feet; S 31degrees 00' 50” W, 71.33 feet; S 41 degrees 00' 23” W, 106.04 feet; S 46 degrees 53'20” W, 221.71 feet; thence S 87 degrees 25'12” W, 210.00 feet; thence N 46 degrees 53'20” E 221.71 feet; thence N 41degrees 00'15 E, 106.05 feet thence N 31 degrees 00'50 E, 71.33 feet, thence N 23 degrees 30'48” E, 149.81 feet; thence N 87 degrees 25' 12”E, 210.00 feet to the POB. The herein described property contains 2.00 acres, more or less, and is situated in the SE1/4 of the SW 1/4 of S8, T3N, R16E, Clarke County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
