SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF CLARKE
WHEREAS, on the 6th day of May, 2024, Rebecca Lynn Yarber and Matthew Yarber, executed and delivered a certain Deed of Trust unto Real Estate Closing Services, Inc. / J. Douglas Dalrymple, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for JTS & Co., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Clarke County, Mississippi in Book 423 at Page 676 Instrument# 202400771; and
WHEREAS, on the 18th day of August, 2025, Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for JTS & Co., assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 430 at Page 974 Instrument# 202501976; and
WHEREAS, on the 22nd day of September, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 0004 at Page 481 Instrument# 202502340; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 13th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the West door (front of the Clarke County Courthouse) at Quitman, Mississippi, for cash to the highest bidder, the following described land and property situated in Clarke County, Mississippi, to-wit:
Lot 1 of Walters and Williams Addition to the Town of Quitman, Clarke County, Mississippi, as recorded in Plat Book 3 at page 36 in the office of the Chancery Clerk of Clarke County, Mississippi, and more particularly described as beginning at the Southeast corner of the intersection of Hood Street and Church Street, being the Northwest corner of said Lot 1, and run thence East along the South line of Church Street 95 feet; thence South 150 feet; thence West 73; thence in a Northwesterly direction along the East line of Hood Street 151.55 feet to the point of the beginning, said lot being a part of the SE 1/4 of the SW 1/4 of Section 1, Township 2 North, Range 15 East.
I will only convey such title as is vested in me as Substitute Trustee.
