SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, by Deed of Trust dated June 10, 2022, recorded in the office of the Chancery Clerk of Clarke County, Mississippi in Book 413 at Page 350, James E. Gunn executed a Deed of Trust to The Citizens National Bank of Meridian to secure the payment of an indebtedness therein described; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted R. Paul Randall, Jr., as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4 at Page 494 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth in said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do.
NOW THEREFORE, notice is hereby given that I, R. Paul Randall, Jr., Substituted Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the West door of the Clarke County Courthouse on January 14, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Clarke County, Mississippi, to-wit:
Parcel I:
Beginning at the Northwest corner of the SW 1/4 of the NE 1/4 of Section 33, Township 4, Range 15, and running due East to the East side of Public Road; this being the point of beginning, thence South along the East side of Public Road 70 yards, thence East 140 yards, thence North 70 yards, thence West 140 yards to point of beginning, containing 2 acres, more or less, and beginning at the Northwest corner of the SW 1/4 of NE 1/4 of Section 33, Township 4, Range 15, and running due East to the East side of Public Road, thence South along the East side of said Public Road 70 yards for a point of beginning, thence South 35 yards, thence East 140 yards, thence North 35 yards, thence West 140 yards to the point of beginning, containing 1 acre, more or less. less parcels to J.W. and Nolia Simpson and John E. and Ann Ivey.
Parcel II:
Commencing at the Northwest corner of the SW 1/4 of NE 1/4 of Section 33, Township 4 North, Range 15 East, Clarke County, Mississippi, and running due East to the East side of public road, run thence in a southerly direction along the East right of way line of said public road a distance of 35 yards to the point of beginning of the property herein described, from said point of beginning run thence in a Southerly direction a distance of 35 yards, run thence East 70 yards, run thence North 35 yards, run thence West 70 yards to the point of beginning, being 1/2 acre, more or less, situated and being in the SW 1/4 of the NE 1/4 of said Section 33, Township 4 North, Range 15 East.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substituted Trustee.
