SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on June 21, 2018, Savanneo Terrell aka Savanneo Rayshone Terrell, a single person, executed a Deed of Trust to Tim Williams, as Trustee for the benefit of 21st Mortgage Corporation, as Lender, which is recorded as Instrument 201801246 in Book 386 at Page 279 in the office of the Chancery Clerk of Clarke County, Mississippi; and
WHEREAS, 21st Mortgage Corporation appointed and substituted Andrew R. Wilson as Trustee under the Deed of Trust pursuant to a Substitution of Trustee recorded as Instrument No. 202503087 in Book 4 at Page 496 in the office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, 21st Mortgage Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with Trustee’s fees, attorneys’ fees, and expenses of sale.
NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on February 12, 2026, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11 a.m. and 4 p.m.) at the west front door of the Clarke County Justice Court in Quitman, Mississippi, the following described property together with all improvements and fixtures thereon situated, being the same property described in the Deed of Trust:
COMMENCING AT THE NW CORNER OF THE SE 1/4 OF SW 1/4, SECTION 2, TOWNSHIP 10, RANGE 9, AND RUN THENCE SOUTH 175 FEET, RUN THENCE EAST 1320 FEET, MORE OR LESS, TO FORTY LINE, RUN THENCE NORTH 175 FEET, RUN THENCE WEST 1320 FEET, MORE OR LESS, TO POINT OF BEGINNING.
ALSO, A MANUFACTURED HOME BEING FULLY DESCRIBED AS FOLLOWS:
