TRUSTEE’S NOTICE OF SALE
WHEREAS, on July 26, 2022, Shyanne Marie Sleeth executed a Deed of Trust to Granville Tate, Jr., as Trustee for Trustmark National Bank, now known as Trustmark Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Clarke County, MS, in Instrument No 202201472, Book 413 at Page 953;
WHEREAS, said Deed of Trust was assigned to Trustmark Bank in Instrument No. 202502935, Book 322 at Page 605;
WHEREAS, on December 2, 2025, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Instrument No 202502936, Book 322 at Page 607;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on February 13, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west door of the Clarke County Courthouse in Quitman, MS, to the highest and best bidder for cash, the following described property situated in Clarke County, MS, to-wit:
Section 1: Beginning 208.7 feet East of the Southeast corner of the intersection of Ferrill Avenue and Church Street in the Town of Quitman, Mississippi, being the Northwest corner of the survey of the Kirkland Estate by G. W. Wier, civil engineer, a plat of which is on file in Map Book 3 at Page 34 of the records of the Chancery Clerk's office of Clarke County, Mississippi, and from said Beginning Point running thence East along the South right of way line of Church Street 126 feet, thence South 335.3 feet, thence West 126 feet, thence North 335.3 feet to the Point of Beginning, being part of the SW 1/4 of SW 1/4 of Section 1, Township 2, Range 15 East, with all improvements, City of Quitman, Clarke County, Mississippi.
I will convey only such title as is vested in me as Trustee, with no warranties.
