TRUSTEE’S NOTICE OF SALE
WHEREAS, on February 26, 2024, Edward Morson Albritton executed a Deed of Trust to Michael A. King, as Trustee for Trustmark National Bank, now known as Trustmark Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Clarke County, MS, in Instrument No. 202400414;
WHEREAS, said Deed of Trust was assigned to Trustmark Bank in Instrument No. 202600676;
WHEREAS, on March 5, 2026, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Instrument No. 202600677;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on May 15, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west door of the Clarke County Courthouse in Quitman, MS, to the highest and best bidder for cash, the following described property situated in Clarke County, MS, to-wit:
A parcel of land lying and being situated in the SE 1/4 of the SE 1/4 of Section 35, Township 3 North, Range 15 East, Clarke County, Mississippi and being more particularly described as follows, to-wit: Commencing at the intersection of the East line of the SE 1/4 of the SE 1/4 of Section 35, Township 3 North, Range 15 East, Clarke County, Mississippi, with the South right of way line of Lynda Street of Quitman, Mississippi; thence run North 89 degrees 42 minutes West along the South right of way line of Lynda Street for a distance of 359.00 feet to the Point of Beginning of the herein described parcel of land; thence run South for a distance of 207.7 feet, thence run North 89 degrees 42 minutes West for a distance of 100.00 feet to the SE corner of the property owned by the Wallace Williams Estate and described in Deed Book C1 at Page 321 thereof; thence run North along the East line of said Williams Estate property for a distance of 207.7 feet to the South right of way line of Lynda Street; thence run South 89 degrees 42 minutes East along the South right of way line of Lynda Street for a distance of 100.00 feet to the Point of Beginning. The herein above described parcel of land contains 0.48 acre (20,770 square feet), more or less.
I will convey only such title as is vested in me as Trustee, with no warranties.
